Community snapshots
Westland is the largest of the group, centered around Ford Road and Westland Shopping Center. Its housing ranges from starter ranches to 1980s–1990s subdivisions in the western part of the city. Most of Westland is served by Wayne-Westland Community Schools, with some areas in Livonia or Garden City districts.
Garden City is a compact, mostly residential city of small brick homes sandwiched between Westland, Livonia and Inkster. It’s popular with buyers priced out of Livonia who still want to be nearby.
Redford Township sits along the Detroit border with strong access to I-96 and the Southfield Freeway. Its tree-lined streets of 1940s–1950s brick homes are among the best values in western Wayne County.
Dearborn Heights offers a mix of brick ranches and colonials, with quick access to Dearborn, I-94 and Detroit Metro Airport. It’s served by several school districts, so verify by address.

What to watch for when buying in these suburbs
- Age and condition. Many homes are 60–80 years old. Prioritize roof, furnace, electrical panel, sewer line and basement moisture during inspection.
- City inspection requirements. Some Wayne County cities require point-of-sale inspections or certificates of occupancy. Confirm with the city early so required repairs don’t delay closing.
- School district lines. Several of these communities are split among multiple districts. Check each address on MI School Data.
- Flood history. Parts of Wayne County saw basement and street flooding in recent major storms. Ask sellers about water history and check the FEMA Flood Map Service Center.
- Down payment help. The Michigan State Housing Development Authority (MSHDA) offers down payment assistance programs for eligible buyers.
Can you buy in an affordable suburb and move up later?
Yes, and many of our clients do. Buying in Westland or Garden City today can build equity toward a move-up home in Canton or Livonia in a few years. If you prefer Oakland County, compare with Royal Oak vs. Ferndale.
