STEP 2: PREPARING YOUR HOME TO LIST

Decluttering & Staging

STEP 4: ACCEPTED OFFER AND CLOSING

Accepting an Offer

  • Review offer(s) with your Realtor® and negotiate to meet your needs, if necessary
  • Fully review the accepted offer documents with your Realtor® and sign the documents to put your home under contract
  • Your Realtor® will notify Title of the accepted offer

Escrow Process

  • Review Net to Seller sheet with your Realtor® to get an approximate idea of your net proceeds from the sale
  • Buyer will complete their private inspection, if applicable, and any reasonable repairs will be negotiated to remove the inspection contingency
  • Upon completion of the private inspection, buyer(s) will order their home appraisal, if applicable
  • Wait for the 3 magic words: Clear. To. Close.

Closing

  • Review your final ALTA Statement and all closing documents with your real estate agent
  • Contact your utility company to notify them that you’ll be transferring utilities out of your name effective on the closing date
